A major new development is set to reshape part of Horsham Township, as luxury apartments are planned along Dresher Road.
The project, known as AVE Horsham, was approved in 2022 and is now moving forward, with construction beginning as crews prepare to demolish an existing office building on the site. The apartments are expected to be ready for occupancy by 2028.

The development is part of an effort to modernize the area while maintaining the long-term viability of the local office park. The master site plan allows for a mix of uses, including a limited number of residential units, with the goal of retaining current businesses, attracting new companies, and supporting living-wage jobs.

In addition to the residential component, the project includes several infrastructure upgrades along Dresher Road. Plans call for new sidewalks stretching from Walnut Grove Drive to the driveway at 748 Dresher Road, improving pedestrian access in the area. A traffic signal at the intersection of Witmer and Prudential roads will also be replaced and modernized as part of the project.

The development is being brought to Horsham by Korman Communities, the company behind AVE-branded communities across the country, including locations in Silicon Valley, Austin, Tampa’s Riverwalk, and the Philadelphia Navy Yard.

As construction gets underway, residents can expect to see early site work begin in the coming months, marking the first visible step in a project that will continue to take shape over the next several years.
