Hatboro Wawa sold in $7.4 million real estate deal

A recently constructed Wawa in Hatboro has been sold in a $7.4 million transaction, highlighting continued demand for retail properties in Montgomery County, according to a report from The Philadelphia Business Journal.

The convenience store, located at 412 S. York Road, was purchased by Altimari Properties, a real estate firm based in Ivyland. 

The Wawa, which opened in 2023, sits at the heavily traveled intersection of York and Horsham roads and includes fuel service as well as a liquor license.

According to county records, the 5,585-square-foot store is leased to Wawa under a 20-year agreement running through 2043, with options that could extend the lease through 2068. The Hatboro property marks the first Wawa location owned by Altimari Properties.

Owner John Altimari described the Hatboro site as “the jewel of Wawas,” pointing to its strong visibility, surrounding residential development, and long-term stability.

The property was developed by Arctrust through a joint venture with Verrichia Co. Arctrust later gained full ownership of the site before completing the sale earlier this year.

Altimari Properties currently owns approximately 20 shopping centers and office buildings across Bucks and Montgomery counties and focuses on long-term, fully leased investments. The Hatboro Wawa’s proximity to major roadways, nearby neighborhoods, and the Pennsylvania Turnpike helped make it an attractive acquisition.


Local real estate observers say the sale is another indication that Montgomery County retail locations continue to draw strong investor interest, particularly sites with stable tenants and high traffic exposure
