A new community development is in the works in Upper Dublin Township.
Pulte Homes recently announced it is moving forward with a 72-townhome residential project in Upper Dublin Township after purchasing an 18-acre plot of land for $12.2 million, according to reports.
The site is located at 1840 Norristown Road, nestled between Welsh Road and Limekiln Pike, near the heart of the Maple Glen neighborhood, and will feature 2,500 to 2,600 square feet units with three to four bedrooms. A total of 21 buildings will be constructed, each containing about three or four attached townhomes. The community will also include walking trails for residents.
Homes in the community are expected to start in the mid-$700,000 range.
This development, named Maple Glen Pointe, comes after a lengthy seven-year approval process with Upper Dublin Township, and will be part of the Upper Dublin School District. The land was previously owned by Goodman Properties, a local developer based in Jenkintown.
“There will be a lot of pent-up demand for high-quality new construction in a high-quality school district,” said John Evans, President of Pulte’s Northeast Corridor Division.
Upper Dublin’s strong reputation as a top-tier school district, ranked 12th in Greater Philadelphia, was a major factor in Pulte’s decision.
“We’re focused on locations where, regardless of market conditions, people want to live,” Evans added.
The site is conveniently located between Route 309 and Route 611, making it ideal for commuters heading to Center City, King of Prussia, or other regional job hubs.
Previous Pulte projects in the region include Liberty Ridge in Horsham and Jamison Place in Bucks County, both of which are projected to sell out by early 2026.
According to Evans, these types of townhome communities have broad appeal, attracting both growing families and downsizers who want low-maintenance living without sacrificing space or location.
Final township approvals are expected by mid-summer, with land development beginning as soon as late July. Sales are projected to begin in the fourth quarter of 2025.
